      We have used Dan and Ann for three real estate transactions dating back over 10 years. In each case, we felt like we were in expert hands. All three transactions ended quite favorably for us in large part because of Dan and Ann's guidance and expertise. It is no exaggeration to state that our transactions have been so successful they have been life-changing for us, in quite a positive way!

      Dan and Ann were always very professional and ethical despite encountering numerous unconventional situations in the course of our transactions. We have learned that there are unfortunately many unscrupulous actors in the real estate business. We feel that Dan and Ann helped us avoid potential pitfalls that might have put us in jeopardy.

      I would not hesitate to contact Dan and Ann again for any future real estate needs.

      Daniel and Anny handled the sale of my house with perfect integrity, excellent coordination, and at a very fair price. Discount agents I would trust are scarce -- there's only one other in the Bay Area, but she's in the North Bay, where county and city regulations, and there are lots, are quite different. Be wary of any agent whose background seems shadowy. Agent search on dre.ca.gov is useful, but not always sufficient -- ask Daniel for his story on this! Run away fast if an agent proposes an escrow or title agent that does not check out with both sos.ca.gov and dbo.ca.gov.

      In return, Daniel requires that a seller do a bit of the work, keep business arrangements simple, and set moderate expectations about cosmetics of marketing the property. I'm a fan.

      My family is very happy with the excellent service and help Daniel and Anny provided on selling a condo in the Bay Area. We were moving to the other side of the country so we only met them once but we had no problem communicating with Daniel via email - he always promptly responded to our emails whenever we had any questions or concerns. He always explained everything clearly and made it so easy to go through all the paper works using a software so we could read and sign them remotely.

      Daniel and Anny also personally did the final walk-through with the tenant who had been renting (even helped her collecting her mails after she moved out), hired a good inspector whom we could trust, recommended what to fix and what to leave for the buyer after inspection, hired a repairman for us, and oversaw the repair process for us. Daniel informed us how the open house went after each day (had the open house for two days) and suggested when to set the offer deadline (which we followed). He checked on us after escrow was open to see if everything was going well and answered all the questions we had.

      Overall we feel that Daniel and Anny went above and beyond to help us in the whole process and we are more than happy with the outcome. We highly recommend Daniel and Anny!

      I can double down on all the comments posted by earlier reviewers. Dan is a man of integrity, honesty and transparency. Its a rarity to find an impeccable person like Dan in real estate business. Dan is helping me buying a home and I am truly amazed on how hard he works to make everyone involved happy. Dan keeps me constantly updated on the current situation and provided me valuable inputs to improve my chances of getting the offer accepted. Dan understands concerns of other party and makes sure we are super comfortable with the game plan. I couldnt have asked for anything more. Both Dan and Anny are truly fantastic team to work with for their service level, knowledge and passion to help !! If you are looking for some help in Real Estate, just give a call to Dan.       Daniel and Anny did an excellent job selling our home in the Bay Area. What made selling our home challenging was that our home needed quite a few upgrades, before it could be brought to the market. We were looking for a listing agent who could quickly get the right contractors and get the projects going. Furthermore, since we were relocating to a remote city, we needed a listing agent to help monitor the contractors.

      We interviewed a few realtors and discount brokers and decided to go with Daniel primarily because of his 30 years of experience in real estate and down-to-earth working attitude. We are glad that we made the right choice. Dan paid attention to details and patiently answered our questions. We highly appreciate Dan's dedication and professionalism as well as Anny's valuable input during the process. A job well done!

      When I needed to sell my house (my mother's house of many years, actually), I grit my teeth and braced myself for battle with Palo Alto Realtors.

      I interviewed several of them, including a couple of so-called top agents. They all showed up in their luxury cars, wearing fancy clothes, very slick and acting really self-important. Each one came with a flashy laptop slideshow and huge presentation binder that looked as if it called for cutting down a small forest. They all said pretty much the same things, about my house and about themselves. They talked about how they're so great but when I asked them to tell me how specifically they differ from everyone else, they didn't have very good answers. They were also pretty much the same in terms of the commissions they charge and when I touched on the subject, they got very defensive. (I thought commissions were negotiable but they don't seem to think so.)

      Talking to a friend of mine who is very particular, I got a referral to Dan at Pacific Century Realty and arranged for him to stop by the house to talk. His clothes are not fancy, he doesn't drive a fancy car and he's only carrying a simple clipboard with a few sheets of paper. He asks questions and he listens more than he talks.

      I discover that Dan's company really IS unique. I can list my home with him for just 1% and still get full service! And if Dan attracts a buyer directly during the pre MLS period, he also discounts the commission on the buyer's end. The great thing for me was that it actually happened. So I saved like 4% on the real estate commissions (that's about 50k right there) PLUS the price I got for my house was higher by six figures then the other non discount Realtors told me I could get PLUS the buyers were all cash PLUS it took only two weeks to close the escrow. From start to finish, from the time I first met with Dan to the time I got my money (wire transfer) from the escrow company, the total time was less than a month.

      During the first week, there were some pretty tough customers (buyers) who were testing the waters and floating offers (trial balloons). What I noticed about Dan was that he may not SEEM like a tough negotiator but he really got the job done. He basically killed everyone with kindness, which I personally thought was pretty cool. Once I asked him if being more hard-nosed wouldn't be better for getting what you want in negotiations? He explained to me that emotions run high in real estate and the end result is usually better by keeping things amicable. You don't have to ACT tough to BE tough. At first I was skeptical but in the end Dan proved to me that he was right.

      We came across Daniel Berman and Pacific Century Realty by just googling "discount broker". While we had several agents in mind to handle the sale of our home, we found it hard to come to grips with having to pay 5-6% to sell it. We called Daniel to set up a time to meet and "interview" him.

      Mr. Berman and his wife Anny came to our home promptly, and answered all our questions and concerns. Mind you, Daniel is a broker, not an agent and has the ability to set his rate. His rate to sell our home was 1 1/2 %, a far cry from the standard 2 1/2 % to 3 % that other Realtors charge. I must admit that I was skeptical at first but after reading his reviews and testimonials, we decided to give him the listing.

      Daniel immediately started the process by taking pictures and marketing our home on the internet with a nice slide show. Our house sold in a week! We never made it to multiple listing, nor did we have to have an open house.

      Daniel also has kept us informed every step of the way. He is very knowledgeable and handled every detail and was present for all meetings from home inspection to the end. Not only did we get a great price for our home, he also saved us many thousands of dollars with the way he handled the offer and costs, netting us more cash in our pockets than expected.

      Highly recommend!

      In the past, I tried to do many refinance with 3 different mortgage companies and was unsuccessful each time. After turning to Daniel Berman at Pacifica Century, I got a referral to a loan consultant who finally was able to push my difficult refinance through (and at a great rate). Daniel has been an extremely valuable resource in many areas. Whenever I am in a fix, it always seems he can help. He is one of the few people in business I have met whose top priority is dedicated to helping other.

      Daniel helped us get great deal on investment property, which now appreciate by 40%. then we need help to find good tenants and resolve issues with them. Recently, we were afraid of sinking structure due to drought but Daniel introduce inspector to give us correct analysis. Whenever there is problem, Daniel always make himself available immediately. Nowadays so hard to find service like that anywhere. Highly recommend!

      Amazingly, Dan got our house sold the day after listing it. Not only that but it sold over the listing price, when I was prepared to sell for less, knowing about the market in our area. He saved the deal from falling apart when the first appraisal did not work out and the buyers' loan agent goofed up. He did more than always keep his promises. He did many extra things for us, too, like finding a buyer for our baby grand piano! And did I mention that we also saved a ton of money on the real estate commissions? Honestly, passing up the chance to list a home with Dan would be a huge mistake, even if he was not a discount broker. The fact that he is a full service discount realtor only makes it that much better. In my opinion, his professional marketing skills are a big advantage, too. We've never seen anywhere near the same quality of presentation from any other realtor.
